Construction Manager

Responsible for the development of the scope and budget for construction projects and leading the contract bidding and selection process. Overall management of the general contractors, while focusing on budget, schedule and accounting of projects.


  • Develop scope and budget for all tenant construction projects
  • Identify quality contractors and lead contract bidding process including negotiating pricing and selecting contractor for all tenant constructions projects
  • Engage and oversee architects in developing drawings/plans
  • Responsible for all required permitting
  • Oversee general contractors to ensure work quality standards are met, adherence to timelines and budget for tenant construction projects.
  • Responsible for identification and selection of sub-contractors for major capital improvements, exterior renovations, or other large-expense projects at all properties. (Examples include: parking lot resurfacing/sidewalk concrete work, roofing, HVAC and lighting). Duties include obtaining and analyzing bids, consulting with on-site personnel, supervising work and reviewing/ approving invoices from sub-contractors
  • Support property managers, where needed, with small capital improvement projects
  • Create and manage construction schedules to assure projects meet deadlines
  • Review and approve contractor pay applications and construction invoices, ensuring all required lien waivers and other documentation are obtained prior to payment
  • Ensure adherence to budget and identify cost reduction opportunities to offset any scope changes or overruns
  • Develop and maintain comprehensive contractor/vendor list in all markets
  • Prepare and present project status reports for management, including actual to budget comparisons

Skill/Knowledge Required

  • Construction management experience (10+ years)
  • Ability to hold contractors and sub-contractors accountable during all phases of the project
  • Excellent interpersonal and communication skills required
  • Willing to travel to job sites to support and manage projects
  • Ability to prioritize, organize and handle multiple tasks in a fast pace environment
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook)
